BASIX Certificates

NSW Residential

In NSW, a new home, a renovation of $50,000 or more, or a swimming pool with a volume of 40,000 litres or more will require a BASIX Certificate when applying for a Development Application (DA) or Complying Development Certificate (CDC).

New homes and dual occupancy dwellings
Villas, townhouses and multi-unit developments
Renovations valued at $50,000 or more
Swimming pools over 40,000 litres
Updated October 2023 requirements including hot water systems, air-conditioners, heaters and pool pumps

As of October 2023, new requirements are in place so that fixed items in your home — including hot water systems, air-conditioners, heaters and pool pumps — must now be assessed.

NatHERS Certificates

Australia Wide

NatHERS (Nationwide House Energy Rating Scheme) is used in accordance with the National Construction Code (NCC) to rate the thermal performance of dwellings Australia wide. NatHERS uses a 10-star system with the NCC now requiring a minimum 7-star rating for all new dwellings.

NatHERS assessments involve simulating the whole dwelling to determine the energy required to heat or cool it to a comfortable temperature. We identify design opportunities that help you achieve compliance without unnecessary cost.

Section J Reports

Commercial — Class 3, 5–9

We provide Deemed-to-Satisfy (DTS) Section J reports for Class 3 and Class 5 to 9 buildings, covering commercial properties, industrial buildings and boarding houses larger than 300m². Section J covers six key parts of the NCC.

J1 — Building fabric (insulation, glazing, shading)
J3 — Building sealing and external door requirements
J5 — Air-conditioning and ventilation systems
J6 — Artificial lighting and power calculations
J7 — Heated water supply and pool/spa plant
J8 — Facilities for energy monitoring and metering

Whilst more affordable than a JV3 assessment, the DTS requirements of Section J can be quite restrictive for glazing-heavy designs. We'll advise you on the best pathway for your project.

JV3 Assessments

Commercial Alternative Pathway

A JV3 assessment is an alternative to the DTS pathway for commercial buildings. By modelling your building's actual performance against a reference building, we can often demonstrate compliance while reducing costly glazing requirements.
